BOOKING CONDITIONS CONTRACT

1. Bookings

​

The contract is between the client (“you”) and the owners of Bramble Park, Edward Rawlings Properties Limited, managed by Naomi Rawlings and Alison Rawlings (“we”).

​

Bookings can only be accepted from clients aged 23 years or over and in signing the booking form you accept the following conditions on behalf of ALL members of your party and any other visitors.

​

Unless prior agreement is obtained only those persons stated on the booking form may stay at Bramble Park. Sub or transferred letting will not be allowed except by written prior agreement.

​

We reserve the right to refuse a booking without giving any reason. Any deposit monies received will be immediately returned to the client.

​

Please note that we operate a policy of “first come, first served” and do NOT reserve dates for repeat bookings for the equivalent week in the following year.

 

2. Payment of Rent

​

A deposit of 25% of the total rent is payable on booking. The booking will not be confirmed until both the deposit and fully completed booking form have been received.

​

The balance of the rent must be received no later than 8 weeks before the holiday commences (“the due date”). If the full rent is not received by the due date, then it will be assumed that you have cancelled the booking and we shall be entitled, without notice and without incurring any liability to you in respect of loss or damage, to take steps to re-let Bramble Park for the period previously booked.

If a booking is made less than 8 weeks before the commencement of the holiday, the full rent and security cheque/bank transfer are due at the time of booking.

 

3. Cancellation by you, the client

​

In the event of cancellation after a booking has been confirmed the deposit is not refundable. If a booking is cancelled after the full amount has been paid, we will make every effort to rebook the whole period of the holiday booked, in which case we will refund 90% of the amount paid.  If we do not manage to re-let the full period booked, the holiday payment is not refundable.

All cancellations must be in writing.

​

We strongly recommend that you check any holiday insurance policy you may have to ensure that in the event of you needing to cancel your booking you have adequate cover to meet the conditions regarding the payment of rent. If you do not have the appropriate insurance cover we suggest you contact an Insurance Broker who will be able to advise you.

 

4. Cancellation by us, the owners

​

If, due to circumstances beyond our reasonable control, Bramble Park becomes unavailable, we will refund to you all monies which have been received from you. We will be under no further liability towards you although, wherever possible, we will offer another date or help you find alternative accommodation.

 

5. Your stay at Bramble Park

​

Unless alternative times have been agreed with us in advance, you can not arrive before 4 pm at the start of your holiday and must leave by no later than 10 am on the day of departure. Bramble Park is available for occupation on the understanding that the accommodation is for holiday use only.

​

In no circumstances may the period booked be exceeded by you or anyone in your party unless we have given written agreement and the additional rent has been paid in full.

 

6. Care of the property (“house” “annexe” and “garden”) by you, the client

​

You undertake, during your stay at Bramble Park:

•          -  To take good care of the property, its contents (both internal or external) and surrounds

•          -  To leave the property in the same state of repair and condition as at the beginning of your stay

•          -  To leave the cottage and garden clean and tidy at the end of your stay

•          -  To ensure that the cottage and out buildings are left secure at all times

•          -  Not to smoke inside the property, incl the garage and summerhouse. If smoking outside ensure all rubbish and cigarette buts are cleared and disposed of safely

•          -  Not to cause annoyance to the occupants of nearby properties.

•          -  Not to allow tents to be pitched in the garden or caravans or camper vans to be parked on the front drive.

 

7. Breakages and Damages

​

You are responsible for the cost of any damage or breakages that may occur during your stay at Bramble Park. If, on your arrival, you find damage or feel that the property has not been adequately cleaned this must be reported to our Housekeeper, if you fail to do so it could be assumed that you are responsible for the damage or state of the property.

​

A separate security cheque of £200, dated for the start of your holiday, and made payable to Edward Rawlings Properties Limited, must be sent with the balance of the rent not less than 8 weeks before the start of your holiday.

The security cheque/bank transfer is intended to cover replacements, repairs and any extra cleaning costs although, in some instances, it may be that the security cheque is insufficient for the cost of such repairs, etc. You should report to our housekeeper details of any damage or breakages that occur during your stay and, if appropriate, a charge will be made for repairs or replacements. (The odd glass broken, etc. is expected from time to time and we do not charge for this but would like to be informed so that we can replace in time for our next guests) The security deposit will then be paid in and any balance remaining will be sent back to you.

Please note that provided that there is no damage and Bramble Park is left as it was found, your cheque will be DESTROYED or returned to you via bank transfer to the bank details provided by you at the time of booking.

 

8. Liability

​

We can not accept liability for any accident, damage, loss, personal injury, expense or inconvenience which may be suffered, incurred or is in any way connected with your rental of Bramble Park.

​

There is an Access Statement and Health and Safety Policy provided to help you understand any areas unique to Bramble Park, but it is your responsibility to satisfy yourself that the accommodation will be suitable for all members of your party.

​

The use of the garden is entirely at your risk. We can not accept responsibility for any injuries to persons, or loss or damage, resulting from the use of the garden.

​

You must take all necessary steps to safeguard your personal property – our insurance policy does not cover the personal possessions that you bring into Bramble Park.

 

9. Right of Entry and Breakdowns

​

We (or our representatives) reserve the right of entry to Bramble Park without prior notice in the event of an emergency, or otherwise on reasonable notice, to inspect or to carry out any necessary cleaning, repairs or maintenance.

​

Electrical or other failures including that of appliances and equipment must be immediately reported to the Housekeeper; please do not attempt to effect repairs yourself.

​

We cannot be held responsible for the failure of the broadband, Wifi, water and electricity utility companies.

 

10. Pets/Dogs

​

Unless specifically stated on your booking form, pets are NOT permitted at Bramble Park. We welcome well-behaved dogs (no puppies)  if you are prepared to accept liability for any damage it may do to the property -  dogs are not allowed upstairs and owners are expected to bring suitable bedding for their pet.

​

•          -  Your dog(s) should not be left unattended in the property.

​

•          -  Your dog(s) must be kept under control in the garden – the back garden  is  fenced to approx. 1 metre all round, but we can not take any responsibility if your dog escapes or finds a way through or over the fencing.

PLEASE NOTE THERE IS VERY OFTEN SHEEP IN ADJOINING FIELD.

​

•          if your dog fouls the garden, it must be cleared up immediately and a final check should be made immediately before you leave/end your holiday (charges will result if this is not done).

 

11. Termination

​

If you fail to observe any of the Conditions of Booking we have the right to require you to vacate Bramble Park at once and without any compensation becoming payable to you.

 

12. Complaints

​

We have made every effort to provide you with helpful and accurate information in our information and website. The description and photographs are intended to give general guidance and we cannot be liable for any incorrect information.

​

Great care has been taken to present Bramble Park to a high standard but if there is any dissatisfaction with the accommodation, or the service we provide, we should be contacted immediately.  Please contact Alison Rawlings on 07917 170270 or Naomi Rawlings on 07786 575506 or email info@brambleparkcornwall.co.uk as soon as possible after the event.  Please do not wait until the end of your holiday to complain about something we could have rectified.
