Bramble Park is a four bedroomed, detached property. The main house is built on 2 storeys and has 3 bedrooms and 2 bathrooms upstairs. Downstairs has a hallway with main front exit that leads to a cloakroom with large opening window. The kitchen/diner has a back door and patio doors to the side. The main living room has patio doors to the rear of the property.
The annexe entrance is 2 steps away from the house and attached to it. There is a back door that enters to a hallway with a bedroom and bathroom on the right side and a utility room and garage on the left. There is another exit through the garage door, which can be unlocked from the inside.
HEATING AND ELECTRICAL APPLIANCES
The primary method of heating is oil fired central heating. The oil boiler was last serviced in March 2021
There is a wood burner in the main living room. A basket of logs is kept in the living room. Other logs are kept outside to the side of the property. There is a carbon monoxide detector in the main living room, to the left of the wood burner.
The electrical wiring for the property was last checked by a qualified electrician in March 2021.
The following electrical appliances are in the property and were last PAT tested in May 2022.

FIRE RISK ASSESSMENT
High Risk Areas: Wood burner in the living room and Gas BBQ in garage during off season.
Isolation of Power: The mains electricity fuse board is in the garage up high by garage door.
The oil tank is located in the garden and has been surrounded by blockwork and a fence.
Procedures are in place for the routine checking, testing and servicing of all fire equipment.
There are smoke detectors in the kitchen, hall way and living room. They are all hard wired with battery back up and have automatic checking facility.
There is emergency escape lighting in every room in the main house and annexe.
There is a fire blanket in the kitchen.
There is a fire action/evacuation plan posted on the wall in the kitchen and in the welcome folder.

There are CO2 fire extinguishers in the hall downstairs, upstairs on the landing and in the annexe entrance hallway.
The main front door is able to be opened from the inside with a key located in a glass box fixed to the right of the front door for use in emergencies.
ACCESS
All external exits are one small step higher than the ground level.
There is a step down from the patio to the lawn and summer house. There is a small step down from the terrace round the house to the main patio.
The patio slabs (and some paths) can become quite slippery when wet and care must be taken at all times; use of the garden is at your own risk.
There is a ground floor bedroom and shower room in the annex with one step up from the external ground to the door step. The shower tray is approximately 5cm high. Access to the garden, and movement in and out and around the house may present challenges for visitors with mobility problems. You must decide if Bramble Park is suitable for ALL members of your party; photographs are available for inspection.
Bins are emptied every Thursday. Bins should be kept close to the garage by side gate and should not obstruct the garage.
